REAL ESTATE INVESTING
Think long term.
Buy with discipline.
A practical real estate investing perspective developed over years of buying and operating affordable rentals.
THE INVESTOR STORY
A steady approach to building assets.
The value of a rental property isn’t just what it might sell for. It is the durable cash flow, flexibility, and resilience it can create over time.
Nathan began his real estate investing journey in fall 2012 and purchased his first property in spring 2013. Rather than starting with large, complex projects, he focused on smaller, affordable properties and repeatable economics.
During the August 2026 BiggerPockets interview, Nathan described a portfolio of 23 single-family rentals and annual true net cash flow exceeding $100,000. Those are figures discussed in that interview, not a representation of his current portfolio.
He refers to his method as a “tortoise” approach: patient growth, attention to downside risk, and the willingness to pass on deals that do not make sense.
The portfolio and cash-flow figures are self-reported historical interview figures from August 2026. They are not audited, a forecast, or an investment offer.

INVESTMENT PRINCIPLES
The method is intentionally simple.
Start with the numbers.
Evaluate realistic rent, costs, reserves, repairs, and financing—not an optimistic projection.
Protect the downside.
Cash flow and debt discipline can create room to navigate market changes.
Make progress repeatable.
Direct capital toward improvements, debt reduction, or additional opportunities as conditions permit.
